Most renovations go wrong for the same two reasons.

The first is scope that grows quietly — one wall becomes three, and nobody re-prices it until the end. The second is discovery: what's actually behind the drywall in a 1978 Bradenton ranch is rarely what the last owner said was there.

We handle both the same way. Everything is written down and priced before it starts, and when we open something up and find a surprise, you get a call and a number that day — not a line item on the final invoice.

You'll have one point of contact for the whole job. If you live in the house while we work, we'll set up dust containment, protect the floors, and agree which rooms stay usable.

Layout first: where the light lands, where people actually sit, where the mess goes. Finishes second. It's a much cheaper order to do it in than the other way round.

We'll take you through layouts, materials, colour and lighting, then build exactly what was agreed — because the designer and the builder are the same people, so nothing gets lost between them.

Before you call.

Usually, yes — for a kitchen, a bathroom or a single-room remodel. For a whole-home gut it's rarely comfortable or safe. We'll be honest with you at the site visit about which one you're looking at, and we'll phase the work around you where it's possible.

A bathroom is usually a few weeks. A kitchen is longer, mostly because of cabinetry lead times. A whole-home remodel runs into months, and permitting adds time before anything visible happens. You'll get a written schedule with the quotation, not a vague estimate.

You get a call the same day, with a description of what we found, what it means, and what it costs to put right. Nothing gets done outside the agreed scope without your written approval. Older Florida homes routinely hide rot, failed plumbing, aluminium wiring or defective drywall — we'd rather find it now than have you find it later.

Yes. We pull the permits, schedule the inspections and deal with the county. It's part of the job, not an extra.

Often. Renovation loans, cash-out refinancing and construction-to-permanent products all exist for this. We're not lenders, but we can explain how the draw schedule works and put you in front of people who do it every day. More on financing.
